Draughtspersons and architects on our network work in all nine provinces, from Johannesburg and Pretoria's suburbs and estates to Durban's hills, Cape Town and the Winelands, Gqeberha, Free State towns, Lowveld lodges, Limpopo villages and the mining towns of the North West and Northern Cape. Choose your province or town to read about local plans and request quotes.

Gauteng

Gauteng is where most South African plan requests start: older Johannesburg suburbs such as Linden, Parkhurst and Bedfordview where big stands are being subdivided, Pretoria's Waterkloof and Brooklyn, and security-minded estates around Midrand, Centurion and Fourways with strict design guidelines. Townships like Soweto, Tembisa, Mamelodi and Katlehong see steady extensions and backyard rooms on small stands. Highveld thunderstorms, expansive clay and dolomite in parts of the West Rand and Centurion mean engineers and geotechnical reports often come into the picture. Draughtspersons work in nearly every suburb, while architects cluster in Rosebank, Sandton and Hatfield for larger or more complex jobs.

Mpumalanga

Building in Mpumalanga splits between two worlds. On the escarpment and Lowveld, around Mbombela, White River, Hazyview and Graskop, timber-and-thatch lodges, citrus and macadamia packhouses and holiday homes sit on steep, forested slopes where cut-and-fill and drainage need careful drawing. On the Highveld, from eMalahleni and Middelburg to Secunda and Ermelo, mining and power station workforces drive demand for townhouses, extensions and shop fit-outs. Further north-east, rural homesteads under traditional authorities around Bushbuckridge and Nkomazi still often combine rondavels with a modern block house. Local draughtspersons and a few architects handle most of this work.

North West

North West mixes platinum-belt towns with big farming country. Around Rustenburg and Brits, mine housing, new bonded townhouses and shops keep draughtspersons busy, while Potchefstroom's university brings student housing and the Hartbeespoort and Magaliesberg shorelines attract lifestyle estates and weekend homes. Klerksdorp, Lichtenburg and Mahikeng serve maize and cattle farms where farmhouses, sheds and workers' cottages are drawn. In the villages of Bojanala and Ngaka Modiri Molema, family homesteads often grow room by room, sometimes on land under traditional leadership. Dust, summer heat and occasional heavy rain shape roofs and drainage on most jobs.

Limpopo

Limpopo is a province of long distances and hot summers, where Polokwane, Tzaneen and Mokopane act as the main building hubs. In Polokwane's Bendor and Flora Park, families build large face-brick houses on generous stands, while Tzaneen and Letsitele orchards and Hoedspruit game estates bring packhouses, lodges and thatched guest units. Across Vhembe and Sekhukhune villages, building often happens in stages, with a core room, then a lounge and bedrooms, and a traditional rondavel kept beside. Mopane woodland, baobabs and red clay soils meet very high summer temperatures, so shaded stoeps and well-ventilated roofs matter. Plans are usually drawn by a local draughtsperson.

Northern Cape

The Northern Cape is the biggest and emptiest province, so plans here are shaped by distance, heat and wind. Kimberley's Belgravia and Monument Heights carry Victorian and Edwardian buildings from the diamond era, while Upington's Orange River irrigation belt has raisin and date farms with sheds and workers' housing. Kathu and Postmasburg grow on iron ore, and Springbok serves the Namaqualand wildflower trade. Houses are often single storey, built of brick or sand-cement block with deep roof overhangs to fight the sun. Summer temperatures, dust storms and occasional flash floods along dry riverbeds are routine, and draughtspersons often travel hundreds of kilometres to measure up.

Free State

The Free State is farm country with a handful of larger towns. Bloemfontein's Westdene, Universitas and Brandwag hold older suburban houses and a university-driven rental market, while Welkom and Sasolburg grew around gold and petrochemicals and have large post-mine and company-built stock. In the east, Clarens, Bethlehem and Harrismith sit among sandstone hills where tourism lodges and holiday homes use local stone. Farmhouses and sheds dot the maize and sheep plains, and the townships of Mangaung and Botshabelo see steady extensions. Cold winters, summer storms and strong wind mean insulation and roof fixing are discussed on most jobs.

KwaZulu-Natal

KwaZulu-Natal's coast and hills mean steep sites, humidity and salt. Durban's Berea, Pinetown and Kloof sit on slopes where retaining walls and stepped foundations are a standard part of the drawings, while Umhlanga, Ballito and Shelly Beach attract apartments and holiday homes under strict estate rules. Pietermaritzburg's older suburbs have Edwardian and Victorian houses, and Midlands towns like Howick and Nottingham Road lean toward timber and farmstyle homes. In rural Zululand and the Transkei-border districts, rondavels and block houses coexist on communal land. Townships such as Umlazi, KwaMashu and Inanda see constant extensions, backyard rooms and rental units.

Eastern Cape

The Eastern Cape runs from industrial Gqeberha and East London to the Wild Coast and the Karoo. In Gqeberha, Walmer, Summerstrand and Newton Park have a mix of older bungalows and new apartments, while Jeffreys Bay and Port Alfred draw surf and retirement homes shaped by relentless wind. Makhanda, Graaff-Reinet and Cradock hold Victorian and Cape Dutch buildings where heritage rules matter, and Mthatha and the former Transkei rely on rural homesteads, rondavels and block houses built stage by stage. Farmhouses on Karoo sheep farms tend to be single storey with thick walls and tin roofs.

Western Cape

The Western Cape asks for more design care than most provinces. In Cape Town, Constantia, Camps Bay, Newlands and the Southern Suburbs have heritage-protected homes and tight view and height rules, while the Northern Suburbs and Atlantic Seaboard bring townhouses and apartments. Stellenbosch, Paarl and Franschhoek hold Cape Dutch gables and wine estates, the Garden Route from George to Knysna adds steep forested stands, and the Overberg around Hermanus has coastal homes built to resist the south-easter. Informal settlements and townships like Khayelitsha and Gugulethu see backyard rooms and extensions. Architects, technologists and draughtspersons are all active.
